The quality and type of leadership available to a concern directly affects its working. The entrepreneur plans and executes various business policies. A properly managed concern is by and large an indication of leadership qualities of the entrepreneur. 

The businessman should have a detailed understanding of his trade. He should be clear about his aims and objectives of the business. He should have a comprehensive understanding of different functional areas. The knowledge of business should be supplemented by the knowledge of trade, economics, marketing and commercial laws.

A pleasant persona is always an advantage. Personality includes various qualities and talents which are essential for making a businessman successful. The businessman should be able to impress people and should be able to get all-round cooperation from them. He should be friendly with his employees and customers. The pleasing manners of a person also encourage others to do business with him.

A businessman should be hard working. There is no substitute for hard work. Success and hard work go together. He should be dedicated to his work. His hard work will motivate his employees to work with the same zeal. A person who himself shirks hard work will not be able to get more work from others. 

A businessman has to deal with a number of complex problems. He has to seek the cooperation of a large number of persons in solving the problem. The businessman should be able to adapt himself to all kinds of people and situations. The dependence on others is a necessity in the present business world. The businessman should co-operate with others and should also have the capacity to get cooperation from them. 

One has to deal with diverse kind of problems. Many a time there are conflicting demands from every side. The consumers, the employees and the government want the businessman to be considerate to their demands. He has to reconcile various interests. The courage and the farsightedness of the businessman will help him to take important decisions. He should not feel helpless in the face of difficulties.

We can see from satellite images and research that the ice caps are melting faster, our sea levels are rising, and weather patterns are changing. We are experiencing more water shortages and we will see hurricanes, typhoons and cyclones increasing in ferocity and frequency. The deserts will expand and the world will ultimately have difficulty growing enough food. Without doubt, we have to change the way we live.
There are a few scientists who claim our earth is going about business as usual. In dealing with global warming, we should at least adopt an approach based on the precautionary principle. “The precautionary principle states that if the potential consequences of an action are severe or irreversible, in the absence of full scientific certainty the burden of proof falls on those who would advocate taking the action.”
Thousands of scientists from a hundred countries are working on the scientific aspects of climate change. They are not just proving this theory to be correct, but they are also advising on what action we must take.
The earth has gone through many natural climatic cycles during its long history. The scary part is we are causing changes to happen at an unbelievable rate, much faster than normal. Burning fossil fuels pours out greenhouse gases at a life-threatening rate and causing global warming. Global Warming, Greenhouse Effect, Climate Change …. they are all happening right now!
The rate of climate change is now so fast we are struggling to adapt our philosophies, economics, and lifestyle to slow it down. We must alter the way we live or we will suffer staggering consequences.

Environmental pollution is the biggest menace to the human race on this planet today. It means adding impurity to environment. The environment consists of earth, water, air, plants and animals. If we pollute them, then the existence of man and nature will be hampered.
It is true that trees are being cut down rapidly. Our earth is becoming warmer. If pollution continues, the day is not far when our earth will be a boiling pan and become a desert. Or it will be covered with sea water causing destruction of mankind.
Pure air is always needed for inhaling. If we take pure air, our health improves. On the other hand impure air causes diseases and impairs our health and causes our death. Smoke pollutes the air. It is the root of air pollution. The smoke which is discharged from industries, automobiles and kitchens is the mixture of carbon monoxide, carbon dioxide, methane etc. These are all poisonous gases. These cause lung-cancer, tuberculosis etc. which take a heavy toll of life. The glaring incident is the Bhopal gas leak in December 1984. Thousands of the residents of Bhopal died due to lungs problem which was caused by methylamine gas from the Union Carbide Plant.
The garbage emitting foul smell, the decaying plants and animals also cause air pollution. Hence the doctors advise the patients having lungs trouble to settle in some rural places because the air of villages is pure and free from population.
Then comes sound pollution. The harsh sounds of buses, its, mopeds etc. affect our power of hearing and causes fart trouble. It has been reported that there are two villages named Biraspalli and Devadas Palli near Dum Dum airport m Calcutta where a large number of people have lost their power of hearing. This is because of the frequent sounds of planes coming in and going out of Dum Dum Airport. The evils of sound pollution can be imagined from this example.
The water of rivers and seas is being constantly polluted all over the world by various dangerous chemical and biological wastes. Mills and factories discharge very harmful waste waters into many rivers and sea. The water of the Ganges flowing by the side of both Varanashi and Calcutta is extremely polluted and contains all sorts of dangerous bacteria. It is really very strange and laughable that large number of the Indians regard this water as holy. They even drink this water for salvation. There is no doubt that the fish that grow in such waters are poisonous too.
Reckless application of chemical fertilizers, insecticides and pesticides pollutes the soil. Vegetables and fruits are quite injurious today, because they contain the poison of insecticides and pesticides.
If the air we breathe, the water we drink and the soil which produces our crops, vegetables and fruits, all become more and more impure, then our chances of good health and longevity will be very less and less. Environment pollution is a serious menace to our existence. Realising the danger, we must plant trees in large number to absorb impure air. Impure water from industries can be sent back for purification and then it can be used for irrigation purpose. Our government is well aware of the fact and is taking steps to save environment from pollution. We have also I minister to look after the environment.

NEW DELHI: The Indian real estate sector is growing, and so are the scams and frauds associated with it. Consumers now-a-days are more informed, but ironically are still susceptible to scams. Real estate scams run the entire gamut, from legal frauds and fly-by-night operators to false promises and untenable buy-one-get-something-free offers.
"It is a double whammy for gullible real estate investors because justice for fraud victims is long drawn and uncertain, due to the complex nature of disputes in this sector. The absence of an industry watchdog compounds the matter further," informs BankBazaar, a multi-brand financial product comparison platform.
Here is a rundown of scams typically plaguing the Indian real estate market that investors need to keep an eye out for:
False Promises: With increasing competition in real estate, builders are trying to lure as many buyers in the initial phase of a project to meet their funding requirements. Advertisements with false promises are part of it. A Gurgaon-based real estate developer was recently accused by over 700 investors of embezzling more than Rs 1,000 crore in a real estate project. The developer had assured investors of 12% returns on the invested money until possession, but the cheques given by the company bounced. To worsen matters, investors faced inordinate project delays, grinding their property investment dreams into dust.
Assured Rental Returns: Many builders market their projects by assuring a fixed rental income from properties. Some builders even publish fake rental listings of various projects over the internet. If the prospective buyer does not conduct his own research, he may actually believe that the property once bought can be easily rented out for a fixed monthly income. But, in all reality, once the purchase is over, rentals are hard to come by, leaving the investor in a lurch. As for the builder, the unscrupulous variety vanishes without leaving behind a mud trail.
Title Frauds: This happens with both individual sellers and developers. There have been cases where scammers have duplicated title deeds of vacant or disputed projects and sold them to innocent buyers. "By the time the fraud is detected, the scammer is far out of sight, counting the wads of money he has made. A related genre of real estate fraud is where buyers purchase their dream home only to later come to know that the project does not include that part of land the builder had specified as theirs when they booked it," observes BankBazaar.
Deliberate Delays: Project delays and disappearing builders are another common occurrence in real estate fraud. One strategy unscrupulous builders resort to is to delay project completion deliberately until they get requisite number of buyers. Yet others divert the money pooled from one project to another, delaying both projects in the process. Many new and existing builders have left a trail of gullible buyers who have just purchase agreements to show and are kept on wait while they pay huge rentals.
Deviation from Approved Plans: Many projects when completed take several deviations from the approved plan in terms of common areas. This possesses a huge challenge for many buyers who have to compromise on common amenities, spaces, promised luxuries and even on core project amenities like dedicated parking space despite having made additional payments for the same.
Delayed Aprovals: There are many cases reported where buyers are left wringing their hands in despair even after possession, since several sanctions for utilities like electricity connection, water connection, etc. were pending. Issues like plot in unauthorized layout or sub-divided land, building with land use violation, setback violations, floor area violations, etc. detected after agreement formalities and construction have commenced could lead to delay in other downstream approvals and title registration.
